SANTA CLARITA, CA – Stating that the Santa Clarita, CA housing market bears striking similarities to the Ventura County market where it is the region’s largest residential brokerage, Troop Real Estate Inc. has opened an office in Valencia staffed by veteran Santa Clarita realty personnel, announces President Brian Troop.

The new office is located in 4000 square feet of space at 23822 Valencia Blvd., S. 101 in the heart of Valencia adjacent to City Hall.  Troop said the office is managed by Colleen Davis, formerly co-owner of a real estate office in Stevenson Ranch.  John Carlson, a successful real estate agent in Santa Clarita for 22 years, is sales manager.  Office phone number is (661) 705-0700.

“We’ve been looking at the Santa Clarita market for some time.  As the market began improving we looked at the region as an area with growth potential.  We had a group of agents who wanted to come aboard with Troop, so we decided to open our own office,” Troop said.  Noting the seamless nature of his company’s expansion, Troop added that Santa Clarita is similar to areas of Ventura County, notably Simi Valley, in housing prices and sales volume.  “We see it as a dynamic market,” he added.

Commenting on her affiliation with Troop Real Estate, Davis said:  “First and foremost, we were attracted to the incredible reputation and integrity the company enjoys in our industry.  It’s amazing to see so many people who have worked alongside Brian Troop for 20 years and more.  We’ve already gotten a great reception from people in Santa Clarita who heard we were going with Troop.”

FORMER HALACO SITE ON MARKET FOR FIRST TIME THROUGH

TROOP COMMERCIAL BROKERAGE; ‘CLEAN’ USES SOUGHT

OXNARD, CA – Troop Commercial Brokerage of Ventura County has been awarded the first ever listing to market a 10.7-acre site in Oxnard, CA and is targeting buyers or tenants for re-use of the controversial property for “clean, job producing purposes”, announces Scott Dunbar, manager of Troop Commercial Brokerage.

The property, located at 6200 Perkins Rd., had served as a smelting plant for Halaco Engineering from August 1965 to August 2004.

“We’re looking for a new owner or tenant willing to turn this strategic property around, create jobs and generate revenue for the city.  We are particularly seeking prospects committed to creating clean industrial uses,” Dunbar said.  The property is zoned heavy manufacturing.

He noted that the property has been named a “Superfund” site by the U.S.  Environmental Protection Agency, which is overseeing site cleanup.    Dunbar emphasized that the EPA moved forward last month (January) with plans to demolish the Halaco site, including razing buildings and cleaning up hazardous waste.

Dunbar explained that initial marketing plans for the property call for the short-term leasing of land relatively unaffected by the cleanup process for outside storage use.  Subsequently the entire site will be sold after completion of cleanup unless a  buyer is secured that is willing to assume liability for existing conditions.

Dunbar added that open storage spaces are available in the unaffected areas. Several spaces are available from 19,375 sq. ft. to 137,980 sq. ft.

“I want to emphasize that as part of our marketing program for this property I am readily available to interact with the community for comments and discussion regarding our plans,” Dunbar stated.   He can be reached at (805) 358-6644.

The Clarence Haack Trust, comprised of Halaco founders, is the seller of the subject property.    Listing price was not disclosed.

The former Halaco site is strategically located off Hueneme Rd. with excellent access to Highway 1 and the Port of Hueneme.

Troop Commercial Brokerage is a division of Troop Real Estate, Inc., Ventura County’s largest real estate company.
